Every week someone in Vancouver WA or the Portland metro shows us a patch of rot and asks the same question: can this wait until next year? It is a fair question. Rot repair is not cheap, and the spot usually looks small.

Here is the honest answer. Dry rot does spread, it spreads on a schedule set by moisture, and in the Pacific Northwest that schedule runs about eight months a year. The repair you are looking at today is the cheapest version of that repair you will ever be quoted. This article explains how fast the damage actually moves and what waiting costs.

The Short Answer: Months, Not Decades

Under sustained PNW conditions, the fungus behind dry rot can extend through susceptible wood at a rate measured in inches per month, with laboratory growth rates for Serpula lacrymans running up to several millimeters a day when moisture and temperature cooperate. In a real wall that pace is slower and uneven, but the practical version is this: a problem confined to one window sill this spring can involve the adjacent sheathing and framing by next spring.

Two things make dry rot specifically dangerous compared to ordinary wet rot. First, established dry rot can transport moisture through its own fungal strands, which lets it advance into wood that was dry when the problem started. Second, the fungus consumes the structural fibers of the wood first, so wood loses strength before it looks bad. Spread happens ahead of the visible damage, which is why repair scopes cut back well past what the eye can see.

The PNW Calendar: Eight Months On, Four Months Off

Rot fungi need wood moisture content above roughly 20 percent to grow. The Vancouver and Portland climate delivers that generously from October through May and withholds it in summer. That gives local rot a seasonal rhythm worth understanding.

October through May: the growing season. Persistent rain, cool temperatures, and damp air keep exterior wood, crawl spaces, and any leak-fed cavity above the moisture threshold for months at a stretch. This is when nearly all of the year’s spread happens. Mild winter temperatures here are a curse in this respect: the fungus rarely gets cold enough to go fully dormant the way it does in harsher climates.

June through September: the pause. Exterior wood dries out, growth slows or stops, and the problem appears stable. This pause fools a lot of homeowners. The fungus is not dead. Borate-untreated wood that hosted active rot in May will host it again in November, and the colony resumes from where it stopped, not from zero.

The seasonal pause is also why summer is the best season to repair: the wood is dry, the full extent is measurable, and the fix is in place before the next growing season starts.

What Waiting Actually Costs: Three Timelines

These are composite scenarios drawn from the pattern we see over and over in Clark County and Portland metro homes. Your numbers will vary; the trajectory will not.

The six-month wait

You notice a soft spot on a window sill in April. By November, the rot has typically advanced deeper into the sill and started into the trim and the sheathing behind it. What was a sill-and-trim repair is now a sill, trim, and partial sheathing repair.

The percentage jump is large but the dollars are still manageable. This is the cheapest mistake on this list.

The one-year wait

Same window sill, left through one full wet season. The fungus has had eight wet months. The repair has crossed an important line: it is no longer trim carpentry, it is opening up the wall.

At this stage we are doing structural framing replacement with temporary support, often with engineering involvement, and the siding repair area has tripled.

  • An active leak feeding the area: failed flashing, a gutter dumping at the wall, a plumbing drip
  • Crawl spaces with bare soil and no vapor barrier, which keep framing damp continuously

Where Spread Happens Fastest in a House

The crawl space. Joists and beams over bare or damp soil sit in elevated humidity all winter, and nobody is watching. Rot here spreads along framing member to member, and because the wood is structural from the start, there is no cheap cosmetic phase. A single rotted post top can become a sagging beam line within a couple of seasons.

The deck ledger. The board that ties your deck to the house lives behind the siding where water collects if the flashing was imperfect. Spread here moves in two directions at once: into the deck framing and into the rim joist and wall of the house itself. It is also the one location on this list with an acute safety failure mode, because decks carry concentrated live loads of people.

Window walls on the weather side. South and southwest walls in the Portland and Vancouver area take wind-driven rain all winter. A sill that fails feeds the rough opening, which feeds the sheathing, which feeds the studs, all hidden behind intact-looking siding and drywall.

Bathroom floors. A wax ring or tub-surround leak wets the subfloor from above on a daily schedule, which is steadier than weather. Rot under a bathroom moves from subfloor into joists in a season or two, and the repair compounds because everything above it, tile, tub, toilet, has to move to fix what is below.

Anywhere wood meets concrete or soil. Posts on grade, siding lapped too close to a patio, framing in contact with a stem wall without a barrier. Concrete wicks and holds moisture against wood continuously, removing even the summer pause.

”It’s Been There for Years and Nothing Happened”

The difference is a moisture reading, and the stakes of guessing wrong are the timelines above. A moisture meter reading above 20 percent in or near the damaged area means the clock is running.

This is the single most useful thing a professional assessment tells you: not just what is damaged, but whether the damage is still moving.

How to Stop the Clock This Week

  1. Find and stop the water. Trace the moisture to its source: flashing, caulk, gutters, grading, plumbing, crawl space soil. This is the step that actually halts spread.
  2. Open the area to air if you can. Drying is the enemy of the fungus.
  3. Photograph and date everything. You want a record of the extent today, so you can tell whether it is moving.
